Guidance Residential was founded in 2001 and began operations in 2002 with one purpose, which was to give American Muslim families a way to own a home without riba. 25 years later that purpose has not changed. We are Muslim owned and Muslim led, we are not a bank, and the money that finances your home does not come from riba and does not go back into it.
Our program is the Declining Balance Co-ownership Program. Guidance Residential and the customer buy the home together as co-owners, the customer's share grows with every monthly payment, and the customer owns the home outright at the end of the program. The contract is riba-free, so a family that will not pay riba can still buy or refinance a home.
Since our founding we have provided more than $12 billion in home financing to more than 40,000 families, and we are licensed or registered to offer home financing in 37 states and Washington, D.C. These figures are as of 30 September 2026, and we update them every year.
What a customer can expect from us is plain. 1) We share the risk, so if the home is lost to a natural disaster or eminent domain and the proceeds fall short, the loss is shared in proportion to each party's ownership. 2) Our commitment is non-recourse, which means that if a customer cannot pay we do not pursue the customer's other assets. 3) A late payment costs a capped fee of $50 or less, and there is no penalty for paying ahead of schedule. 4) An Account Executive licensed in your state guides you from pre-qualification to closing, and our servicing team answers at 1.888.839.4043 after that.
